Semi-furnishing includes: Imported Luxury Crystal Chandeliers, 9#s Toshiba Split Air Conditioners, Luxury Ceiling Fans, False Ceilings with LED Spot Lights & Concealed LED Strip Lights, Imported Light Fittings, Shower Cubicles, Counters, Exhaust Fans and Geysers in all bathrooms, Kitchen Cabinets, HOBB & Electric Chimney in the Kitchen, Wardrobes in dressing areas of all 4 bedrooms. Advance: 10 months of monthly rentals (for semi-furnished), Annual Escalation: 5%. The minimum & maximum duration of Agreement shall be 3 years (minimum lock-in period) & 5 years respectively.

Option 2: Fully Furnished: Monthly Rentals: Rs. 2,00,000/- + Maintenance (Rs. 8,440/- per month) + Maintenance of Air Conditioners, Light Fittings & Electrical Fittings & Electrical Appliances (at actuals) + Utility Bills. If full furnishing is required, it will take an additional couple of months for the furnishing to be completed and the monthly rentals during this interim period will be Rs. 1,50,000/- + Maintenance (Rs. 8,440/- per month). Advance: 15 months of monthly rentals (for fully furnished), Annual Escalation: 5%. The minimum & maximum duration of Agreement (lock-in period) shall be 3 years & 5 years respectively.

Payment Terms for Semi-Furnished Option (Option 1):

Advance: Rs. 1,50,000/- x 10 months = 15,00,000/- payable immediately by 2 Demand Drafts of Rs. 7,50,000/- each in favour of the LESSORS: SYED AJMAL AHMED & SHIREEN FATHIMA to be deposited in the LESSORS' designated bank accounts (details of bank accounts will be provided upon confirmation of all terms and conditions as mentioned in this e-mail message and in my e-mail message hereunder)

Monthly Rentals: Rs. 1,50,000/- + Maintenance of Rs. 8,440/- shall be credited into LESSORS’ designated bank accounts monthly in Advance on or before the 5th of each calendar month against Monthly Tax Invoices that shall be issued by the LESSORS prior to the commencement of each calendar month.

Payment Terms for Fully Furnished Option (Option 2):

Advance: Rs. 2,00,000/- x 10 months = 20,00,000/- payable immediately by 2 Demand Drafts of Rs. 10,00,000/- each in favour of the LESSORS: SYED AJMAL AHMED & SHIREEN FATHIMA to be deposited in the LESSORS' designated bank accounts (details of bank accounts will be provided upon confirmation of all terms and conditions as mentioned in this e-mail message and in my e-mail message hereunder)

Monthly Rentals: Rs. 2,00,000/- + Maintenance of Rs. 8,440/- shall be credited into LESSORS’ designated bank accounts monthly in Advance on or before the 5th of each calendar month against Monthly Tax Invoices that shall be issued by the LESSORS prior to the commencement of each calendar month. For fully furnished option, it will take a couple of months for full furnishing to be completed and the monthly rentals during this interim period (while full furnishing is going on) will be Rs. 1,75,000/- + Maintenance (Rs. 8,440/- per month).

NOTE: Annual Maintenance Contract of Split Air Conditioners & Maintenance of Electrical Appliances payable in full at Actual Cost + Service Tax as applicable (currently @ 12.36%) immediately against Tax Invoices issued by the LESSORS.

Delay Fee: Any delay in crediting Monthly Rentals to LESSORS’ designated bank accounts shall attract a delay fee @ 2.50% per month.

CONDITION: THE LESSEE shall not request the LESSORS to adjust the monthly rentals or any other payments to be made by him against Advance.

NOTES:
1. The tenancy agreement format shall be provided by me. All costs towards registration of the tenancy agreement shall be fully borne by the tenant.
2. The Split Air Conditioning works have not yet been completed and will be completed in about 3-4 weeks from the date of receipt of advance. These works can also be done while the villa is occupied if you intend to rent in the villa urgently.
3. All damages caused to the building by the LESSEE shall be repaired / reinstated by the LESSORS and all amount towards the same shall be deducted from the Advance Payment made by the LESSEE. Moreover, the rentals for the repair / rectification period shall also be deducted from the Advance Payment made by the LESSEE.
